Automated estimates can be useful for rough curiosity. When a real decision depends on the number, property-specific analysis provides context an algorithm may miss.
Property type, size, condition, improvements, deferred maintenance, unusual features, acreage, and overall marketability.
Recent comparable sales, current competition, pending activity where relevant, neighborhood, and micro-market conditions.
What buyers are responding to now and how the property's specific strengths or limitations affect likely market value.
The more important the decision, the more important it becomes to understand where the number came from.
The right level of analysis depends on why you need the value. You do not need to diagnose the service before contacting us.
For personal representatives, trustees, heirs, and inherited-property owners making decisions about a sale, administration, distributions, or buyouts.
When one person may keep the property and the number needs to make sense to more than one family member or interested party.
For the practical question: what could this property realistically sell for in the current market?
For landlords or investors evaluating equity, likely resale value, or a potential disposition without turning the analysis into investment advice.
Market context where appropriate. Intended use determines whether a market opinion, BPO, or licensed appraisal is required.
A home valuation should not have to be a disguised listing appointment. Sometimes you are ready to sell. Sometimes you are managing an estate, comparing options, or simply need to understand the market value first.
We'll start with the value. If the analysis leads to a decision to sell, Achieve Real Estate can also provide full brokerage representation—but there is no obligation to list.
Sometimes you need a listing agent. Sometimes you just need the number.
For casual curiosity, a reasonable estimate may be enough. When value affects an estate, family buyout, ownership decision, or consequential transaction, the reasoning behind the number matters more.
Valuation doesn't need to be perfect. It needs to be supportable.

Generally focused on the real-estate market and the question: what would this property likely sell for?
A BPO is not an appraisal.
Prepared by a licensed real-estate appraiser and often appropriate when a particular standard or credential is required.
If someone has specifically told you that you need a licensed appraisal, you probably need a licensed appraiser.
If you are not sure, tell us what the valuation is for. We will determine whether Achieve's property-valuation service is appropriate before moving forward. We do not represent that a market analysis or BPO automatically satisfies court, lender, IRS, litigation, or evidentiary requirements.
Use the level of valuation that matches the importance of the decision. The intake process allows us to identify the appropriate starting point.
A rough online estimate may be adequate for a personal dashboard when no real-estate decision depends on the number.
A straightforward property-specific market-value conversation may be sufficient without unnecessary formal documentation.
A normal comparative market analysis may answer the pricing question without requiring a formal BPO.
Review location, property type, size, condition, updates, important features, and the reason value is needed. View the property where appropriate.
Review relevant sold properties, active listings, pending activity where useful, competing homes, and neighborhood conditions.
Real valuation is not simply averaging three nearby sales. Comparable quality, condition, location, marketability, and material differences matter.
Provide the appropriate market-value conclusion and supporting context based on the purpose and level of analysis requested.
You should understand why the number makes sense.
If you already know you want to sell, that is fine too. The same market analysis used to understand value becomes the foundation for realistic pricing and a listing strategy.
Understand likely market value, property condition, relevant competition, and the pricing position before committing to a sale strategy.
Tell us about the property and why you need the value. We'll determine the appropriate level of market analysis and help you understand what the property is likely worth.
